Planning The purpose of the planning system is to protect amenity and the environment in the public interest. Local authorities try to ensure that development is permitted where it is needed, while ensuring that the character and amenity of the area are not adversely affected by new buildings, alterations or changes in the use of existing buildings or land. Some minor alterations and extensions, particularly to houses, can often be carried out without the need for planning permission. This is known as 'permitted development'. It often depends on whether your house has been extended in the past. Whether you need planning permission to alter or extend your house depends on the size, position and location of your proposal**. Aspect Building Surveyors will complete all the relevant Planning Applications and representations to the Local Authority on your behalf. ** If you are unsure whether you require planning approval, always discuss your proposals with your local planning authority. You may also wish us to submit an application for a Lawful Development Certificate for a Proposed Use or Development. This will enable the Council to give you a formal determination as to whether planning permission is necessary. (Fee payable).
