Our Services We are currently offering the following services: To carry out initial surveys, design and draw up architectural plans to your requirements using current Computer Aided Design Methods for submission to your Local Authority Planning and Building Control Departments. The following is an example of the usual process, assuming Planning Permission is required: • Enquiry from prospective client received. • Appointment made for an Free Initial Consultation & Quotation. • Full Measured Survey of Building and Site. • Carry out feasibility study including initial checks with Local Authority which can include, Permitted Development Rights, Conservation areas etc. • Draw up draft proposal to clients requirements. Usually carried out within 3 - 4 weeks. • Minor modifications carried out free of charge, (major redraws would incur additional costs). • Plans submitted to Local Authority Planning Department • The Local Authority Planning Department will usually issue a decision within 8 weeks, but this may vary. • If Planning Permission is Granted. Building Regulations Approval must then be obtained. • Building Regulation drawings, specifications will then be prepared for submission. Any structural calculations required are carried out by an independant structural engineer. We are able to obtain a quotation for the client. • Two copies of the plans, specifications, calculations submitted with the appropriate application fee. • The Building Regulations submission is generally checked within 3 - 4 weeks, although Building Control have 5 weeks (or 8 weeks, if agreed extension of time is given) in which to make a decision. Due to the amount of time in which the Local Authority Departments take it is advisable to allow at least 3 - 4 months* for the whole process to take place. * Not all Building Work requires Planning Permission therefore this period can be reduced if only Building Regulations Approval is required. ** Additional time should be allowed if external consultations are required, for example Structural Engineer, Sound Engineer, Water Company or other Utility Companies. .
